Hotel Parq Central Opening September 23rd

Owners David Oberstein and Marc Bertram, along with General Manager Yancy Sturgeon and Sales Director Andrea Sandoval, plan a Thursday, September 23rd opening for their 74-room boutique hotel.

EDo Neighborhood Retail Leasing Strategy

The transformation of East Downtown and Huning Highlands since the start of construction on The Lofts at Albuquerque High in 2001 has been nothing short of breathtaking.  Much remains to be done to make EDo a true, pedestrian-friendly neighborhood, where many of life’s daily needs can be met on foot.
Property owners in EDo are working with Grubb & Ellis and other commercial brokers to bring key retail categories to EDo, to build on the ones we already have. Those categories include a neighborhood-scale grocery, pharmacy, fitness center, shipping/mail store, florist, bookstore, hardware/household, ice cream/yogurt, garden, pet, pub with outdoor dining, and French bistro.
These will be local, entrepreneurial efforts, we believe, and not corporate operators. In other words, it will be us who bring these needed services to ourselves. If you, or someone you know, is interested in pursuing a neighborhood retail business, please have them e-mail us and we will start a dialogue.

Parking Management and Traffic Calming Measures for EDo

The EDo Board has been working with the Mayor’s office, Councilor Isaac Benton’s office, and the Huning Highland Historic District Association for over a year to bring retail and business supportive parking management to East Downtown.
During business hours, it is vital for customers of neighborhood retailers (ones who are here, as well as ones we want to bring here), to find an ample supply of convenient, on-street parking available for their use. One needs only to look as far as UNM and Nob Hill to see that their successful retailers rely on paid, on-street parking.
Parking meters are coming to EDo, along with a neighborhood resident parking permit plan, for those blocks who choose one. The meters will be on Central, and on the blocks north and south of Central adjacent to commercially-zoned properties only.
Not everyone will agree with the meters. And it will take time to attract the retailers whose customers will be fully utilizing them throughout the day. The EDo Board thanks area residents and businesses for keeping the big picture and the longer-term success of EDo in mind.
Along with the meters (and before them), parking spaces will be striped, and very distinct pedestrian crossings striping installed at intersections along Central, Copper, and Gold, with the goal of “putting the pedestrian first.”
Further phases will include enlarged sidewalks and bus shelters at all bus stops in EDo, to provide comfortable wait stations for transit riders, and to calm traffic on Central & Broadway.

First Baptist Church Fire

There was a recent fire at the historic First Baptist Church, which is now vacant. Damage was not extensive.
EN&V understands the Albuquerque Public Schools and the Mayor’s office are in discussions regarding a joint development approach that would include an arts magnet school in the historic buildings, and potentially an Events Center on the remainder of the site, or if that is not forthcoming, private development working with the City.
Your Neighborhood Board is in regular communication with Mayor Berry and Councilor Benton, and we continue to press for residential and commercial development along Broadway.

EDo Board to Meet with Mayor on Top Goals

The 10 member board will meet with Mayor Richard Berry on April 26th to brief him and three key staff members on the EDo Master Plan, and the Board’s top goals for 2010.
First, the Board wants to implement an on-street parking management plan for Central Avenue, and the commercial portion of the blocks just north and south of Central. These streets are Arno, Edith, Walter, High and Elm. The parking would be metered during business hours Monday through Saturday.  It would be free and unlimited all other hours.
If this type of parking plan sounds familiar, it’s the same arrangement found near UNM and in Nob Hill. The purpose of the parking program, here as there, is to provide visible and available parking to patrons of EDo retail businesses – those operating now, and those to come – during the business day.  After 6 PM, they belong to the residents.
All other parking in the neighborhood will remain free and unrestricted.
Second is the Board’s hope to establish a Business Improvement District, or BID. The purpose of the BID would be to provide marketing and image enhancement services for EDo, as well as additional clean and safe services. BIDs are used frequently and effectively across the country in emerging residential and commercial neighborhoods like EDo.
We all want to see more convenient neighborhood services, more residents, more pedestrians and fewer parking lots.  The EDo BID will work toward those achievements.
Finally, the EDo Board believes the Mayor and the City Council must play a key role in the redevelopment of the First Baptist Church property, which has been vacated and is being sold.  The proper development of this site is the key to continued progress in making EDo Albuquerque’s most convenient, safe, diverse, walkable neighborhood.
The Board will seek to partner with the Mayor and his team to achieve these goals.

Rumors abound concerning a possible new restaurant and some new retailers opening in EDo in 2010. We hope definite announcements will follow.
There are significantly more potential home buyers looking at EDo this year versus last.  We even hear of plans for the purchase of an under-loved but beautiful historic home in Huning Highlands finding an owner who will bring it back to life.
And have you seen the framing on top of Hotel Parq Central?  That, dear readers, will be The Apothecary, the rooftop bar that will afford EDo’s best views!  Opening still planned for this Fall.

The Power of the Neighborhood

We are often asked at EDo Spaces, “where’s this housing market going?”
Nationally and internationally, home values have dropped from their highs of 2006-7. EDo and Huning Highlands are no exception.
The Case-Schiller U.S. index shows an overall drop of almost 30% in value in that time. Our data shows only 1/2 of that drop in EDo. Why?
We think it’s because of what we call “the power of the neighborhood.”  We hear that word all the time, but what is a neighborhood, really?
Our definition is this:
1.  It’s walkable, bike-friendly and transit-supportive, yet accommodates motor vehicles effectively.
2.  A wide range of places to live, whether one wants to own or to lease.
3.  Places to work, shop, dine, learn, worship, or just be in nice public space – like streets & parks.
EDo is not yet the neighborhood it could and may become, but it’s made great strides in the past decade.
It was the power of neighborhood that helped us keep our value declines much lower than the national average. And it will be the power of neighborhood that helps us see value increases in the coming decade.
Support the EDo neighborhood and its businesses. Get others to support them. Let’s build a strong neighborhood and local economy together.
